What is Settlement Plaza Residential?

Settlement Plaza Residential (also known as Settlement Village) is a single-family home community of 92 homes and is located in west Fort Worth, Texas. Settlement Plaza Residential  consists of 2 streets: Brenden drive and Minton drive.

How much are dues and how often are  they paid?

Yearly Regular HOA assessment dues are $244.00 and have to be paid by the due date every year  - January 1. If we receive the payment after January 31, such payment  is considered late and late fee may apply. Homeowners receive letter with invoice during end of December/ beginning of January about the payment. If for some reason  you did not receive a letter with an invoice (got lost, misplaced, etc.) by January 5 (each year) please contact us. 

Where does money go?

Maintenance of common area (mowing and edging grass, weed treatment; Utilities (water); Insurance; Office supplies; Post office services; Bookkeeping and accounting; Legal Fees. Usually, we  provide information  and discuss financials on HOA meetings. 


How do I pay my yearly HOA dues?
 
1) As of now we accept checks/money orders. Please send your payment to Settlement Plaza Residential, P.O. Box 150126, White Settlement, TX 76108.

2) For the 2022 year we created website with option to pay online from the comfort of your home. Please navigate Pay Now button. The amount includes fee charged by the service provider.

What do I do about animals' noise? 

If you are experiencing excessive noise from animals, please submit a complaint to the City of Fort Worth and notify HOA via settlementplazahoa@yahoo.com

How do you address violation issues? 

Although, we have assigned people to inspect neighborhood, any homeowner is encouraged to participate in reporting of  such violations as well.

Do I need to notify HOA if i am planning on modification of my house?

Yes,  before making ANY type of modification, change, repair, replacement, removal, addition to your property or the exterior of your home is it required to get a written approval from ACC (Architectural Control  Committee).

What if i am behind on my HOA dues payment? 

If you are behind on your HOA dues we can offer you a Payment Plan option. Payment Plan will help you to make smaller payments over
several month and most beneficial of it that when making payments on time (determined by  agreement) you will not be acquiring late fees. Please, contact us and request  individual Payment Plan.
